There is no single answer. These questions decide it.

1. Can you wait until 2029?

Expected TOP is 29 September 2029. From purchase you carry roughly three years of progressive payments without living there or renting it out. If your lease ends, your family grows or you need a home within two years, look at resale first.

2. Does it pass the numbers?

  • Income: the price you can buy is capped by the 55% TDSR at a 4% stress rate. Use the affordability calculator.
  • Cash: at least 5% of the price must be cash, and stamp duty is due within 14 days of signing.
  • Buffer: keep cash for the period when your mortgage and current housing costs overlap.

3. Is your exit realistic?

If you may sell within four years, Seller's Stamp Duty applies (16% in year one, 12%, 8%, then 4% in year four). Model your break-even price before you buy, including stamp duty, interest and agent fees.

4. Are you comparing the right alternatives?

Look at Lentoria, Lentor Mansion, Hillock Green and resale on the same page before deciding.

Three cases for waiting

  1. You cannot fund the cash portion without stretching your emergency savings.
  2. You want a home ready in under two years.
  3. Your HDB flat has not reached its minimum occupation period and cannot be sold in time.

This is general information from an agent, not financial advice. Confirm loan eligibility with your bank and stamp duty and ABSD with IRAS or your lawyer.

Common questions

Should I buy now or wait?

If a specific unit type you need is on the list and the numbers work, availability is the main reason to move now. Popular types are already sold out or nearly so.

Is a 2029 TOP too far away?

It is a fit if you can keep your current home until then. If you must move sooner, resale or an earlier TOP is a better match.
