Most Lentor condos are still under construction or newly completed, so what is called resale here is a mix of true resale (after TOP) and sub-sale (before TOP). Lentor Modern is the main source of resale transactions.
Sub-sale vs true resale
| Sub-sale (before TOP) | Resale (after TOP) | |
|---|---|---|
| When you get the keys | At TOP, same as the original buyer | Soon after completion |
| Payment | Progressive payments continue | Full payment at completion |
| Seller's Stamp Duty | Applies if the seller held under 4 years | Applies if the seller held under 4 years |
| Where to find prices | Caveats and URA data | Caveats and URA data |
What to check
- How long the seller has held the unit (their Seller's Stamp Duty and your negotiating room).
- Lease start date. Older launches started their 99 years earlier, so the remaining lease is slightly shorter.
- Price against the developer's current list for a similar size.
The trade-off against a new launch is covered in Lentor Gardens vs resale.
