What works
- Newest project in the enclave. The latest design and specifications, and the longest runway of progressive payments before TOP.
- Transport. Lentor MRT (Thomson-East Coast Line) is about 450 m away.
- Established enclave. It joins six earlier launches that are now mostly sold out, so schools, retail and roads are further along than at first-wave launches.
- Unit range. From 646 sqft 2-bedrooms to 4-bedrooms and three strata terrace houses.
- Launch reception. 54% of homes sold on day one.
What to weigh
- Later TOP. Expected 29 September 2029. Lentor Mansion is 2028, and Lentoria and Hillock Green are around 2027 to 2028, so you wait longer for a home you can live in or rent.
- More supply to come. A Lentor Central parcel was awarded in March 2026 and further sites are expected, which adds competition at TOP and resale.
- Walk to the station. 450 m is close, but not the direct link that Lentor Modern has.
- Slower-moving types. Some unit types have plenty of stock left, which can mean less urgency but also less demand.
Who it suits
- Families who want a new 2029 home with a long lease runway and are fine waiting.
- Buyers who want to buy new from the developer and can wait for a 2029 TOP.
- HDB upgraders who need the timing gap between purchase and TOP to sell their flat.
Who should look elsewhere
- Buyers who need a home or rental income within 18 months. See resale condos in Lentor.
- Buyers who want an integrated mall and MRT link at the doorstep.
Common questions
Is Lentor Gardens Residences a good investment?
It depends on your exit. TOP is in 2029, so you carry the cost for about three years before you can rent it out. Judge it by your own timeline, the unit you choose and what comparable homes resell for.
What are the downsides?
A later TOP than most Lentor neighbours, more new supply nearby in the pipeline, and a walk of about 450 m to the station.
